How can I tell if a domain name has investment value?

First of all, domain names that are short and easy to remember are more attractive and usually have more market value. Secondly, domain names with popular industry keywords, such as “tech” or “health”, can improve search engine rankings and attract target audiences. In addition, the history of a domain name is important, as domain names that have had good traffic and rankings tend to have more SEO potential. Furthermore, domain name extensions (TLDs) are also important to consider, with .com often considered more valuable, while some emerging extensions such as .ai or .tech also have growth potential. Finally, understanding market demand, especially for domain names in currently popular industries, usually leads to a higher return on investment.

One tool I have used for estimating the value of reserved name pricing for a new gTLD was https://www.estibot.com/appraise?
We spent $500 for their API https://www.estibot.com/api-info
My mission was to use that estimate for a part of an algorithm to price about 5K reserved names.

Another way is determining word recognition with new to register domains.
Assign a relative value for each domain extension (as said above).
Is the domain a word or phrase that has a Wikipedia page?
--is it a popular term of interest?​
--you could do the same with Google Trends for assessing word popularity.​
When buying a domain name with current traffic it becomes a lot more complex.
