I’ve owned both residential and commercial, and if I had to generalize from experience — commercial wins for long-term stability when it’s done right.

Residential feels easier at the start, but you deal with constant turnover, repairs, and emotional pricing from the market. Returns look fine on paper, but they’re noisy in reality.

Commercial is slower to get into, but once you have a solid tenant on a long lease, it becomes very predictable income. In my case, the best assets were not in “hot countries” but in average locations with strong local demand and reliable businesses as tenants.
